Transaction Coordination

CONTRACT TO CLOSE - $450

 UPON EXECUTION OF A CONTRACT:   

  • Review and audit all contract documents for accuracy; compile all required paperwork to initiate the transaction.
  • Send a “New Contract / Details & Timeline” email to title, lender, agents, and any TCs/assistants—highlighting key terms and milestone dates.
  • Provide a custom one-page Transaction Summary for quick reference.
  • Send the executed contract to clients (copying you), introduce myself as your TC, outline next steps, and include full title company contact info.
  • For buyers: share home inspector recommendations if provided by the agent.
  • Update MLS status as needed (listings only, upon instruction).
  • Confirm delivery of earnest and option fees and file the receipted page.
  • Ensure delivery and signatures for survey, T-47, and Seller’s Disclosure Notice.
  • Draft and facilitate amendments during business hours, as requested (agent negotiates terms).
  • For buyer-side contracts: retrieve IABS and Buyer Rep Agreement from agent (or advise if Buyer Rep setup is needed).

After the Option Period:

  • Submit the file to broker compliance and begin collecting required documents.
  • Track and complete missing compliance items—send for signature and upload for review.
  • Send an “Out of Option / Next Steps” email including:
    • Home insurance, movers, utilities, and home warranty resources (provided by agent).
    • Executed amendments and agreed-upon repair list, if applicable
  • Send Inspector Information form for signature (if required).
  • Assist with home warranty selection and notify title.
  • Send executed amendments to title and agents (to lender only if instructed).
  • Upload HOA docs and resale certificates to compliance, if applicable.
  • File title commitment, if required.
  • Verify survey and T-47 acceptance with title or request a new survey if needed.
  • Confirm agent commission with agent and title.
  • Submit transaction for Commission Disbursement Authorization (CDA).

 The Week Before Closing:

  • Schedule closing with client and title; copy agent and send calendar invite.
  • Coordinate mail-out or mobile notary if needed.
  • Send CDA to title (unless broker submits directly).

 A Few Days Before Closing:

  • Send Closing Reminder email with date, time, and location.
  • Ensure file meets compliance requirements for pre-closing approval.
  • Send final walk-through / Buyer’s Acceptance form, if required.

 Funding & Post-Closing:

  • File final settlement statement and commission check copies (if required).
  • Confirm funding and close out the file in compliance.
  • Send a Congratulations Email to the client with post-closing tips and a review link (optional).
  • Update MLS to Closed for listings (upon instruction).

TC FEE PAID AT CLOSE:

 CONTRACT-TO-CLOSE — Paid by the title company at closing and reflected on the CDA.

Meet Regina, your TC

Our Philosophy

 My name is Regina McClenny and I grew up in the sunny city of Corpus Christi. In college, I studied business management because my dad always said it was a degree that would take me anywhere. While it wasn't my true passion, it did open doors for me and helped me develop valuable skills. Later in life, I decided to switch careers and become a nurse because I have a strong desire to help people.

​

Changing careers was a challenge, especially with a family to care for and relocating to a new area. However, I wanted my kids to see that it's never too late to better yourself and pursue your dreams. It was important for them to see me overcome obstacles and achieve my goals.

​

One of my proudest achievements is paying off our house in 2021. My husband and I set a goal to pay it off as quickly as possible after buying it in 2016. In the last few months leading up to our final payment, our kids got involved and it was a great lesson for them on the importance of saving and financial management.

​

Outside of work, I love spending time with my family, watching my kids grow, and making memories with my husband. I also cherish quality time with my girlfriends, who have been a great source of support and encouragement throughout my life.

​

I stumbled into the real estate industry when my cousin, Rosanna Mao, expressed an interest in getting her license. I decided to join her and we got our licenses together. I now help her with her transaction coordination and find this career rewarding because it allows me to spend more time with my family.

​

Throughout my life, I've learned that everything happens for a reason and that God's plan is always better than my own. My main goal is to continue to provide for my family and ensure that they have everything they need.

If there's one thing I hope people remember about me, it's that I deeply love my family and would do anything for them.
